For ADF members

A property strategy that can move with your career.

Relocations, field exercises, and overseas deployments shouldn't put your long-term wealth on hold. Outlier Property builds an evidence-led acquisition process that operates independently of your current posting—handling the market research, inspections, and negotiations remotely so your portfolio keeps growing while you focus on service.

Built for mobility

The property should fit the strategy, not just the current posting.

Remote-ready search

Market research, inspections, agent contact and negotiation can be handled without you being local.

A portable brief

The criteria are built around budget, goals, risk and time horizon rather than one posting location.

Evidence before commitment

Comparable sales, rental evidence, holding costs, vacancy risk and resale logic are assessed.

Clear handover

We coordinate the buying process with your broker and settlement agent through to handover.

Know the boundary

Property advice and entitlement advice are different jobs.

Defence housing benefits, DHOAS eligibility and loan servicing should be confirmed with the relevant program, your broker or lender. Outlier Property then uses that confirmed finance position to define what you can responsibly search for.

The service focuses on the acquisition: strategy, market selection, property assessment, negotiation, due diligence coordination and settlement support.

ADF buyer questions

What to confirm before the search.

Can you help if I am posted away from the market I am buying in?

Yes. Outlier Property can research, inspect and negotiate remotely, with you receiving the evidence and material issues needed to make the decision.

Do you advise on DHOAS or Defence housing entitlements?

No. Eligibility and lending questions should be confirmed with Defence, DHOAS and an appropriately qualified broker or lender. The confirmed finance position then informs the property brief.

Can you help choose a market outside my posting location?

Yes, for investment briefs. Markets are considered against your strategy, budget and the evidence rather than being limited to the current posting location.

Build a brief that is not tied to one posting.

Start with your finance position, time horizon and the outcome you are working toward.
