FOUNDER STORY
My fiancée and I bought our first home the way most people do. Saved hard, bought what we could afford and told ourselves we'd figure out the rest later.
That first property sat flat for nearly seven years. No growth, no fanfare. It was frustrating at the time. But it taught me something more valuable than an early win would have — that property markets move in cycles, that patience is part of the strategy, and that the fundamentals you buy on matter far more than the timing you hope for. When the Perth market finally moved, it doubled. That equity became the foundation for everything that followed.
By that point we were serious. Reading markets. Assessing value. Understanding that the first purchase was made as an owner-occupier, not an investor — and that if I had my time again, I would have bought the first home with investment fundamentals in mind from day one. Used the six-year rule. Started rentvesting earlier. The knowledge gap between what I knew then and what I know now is exactly what Outlier Property exists to close for other people.
Properties two and three were in Perth. Four was in Victoria. All funded through equity. By 30 we had four properties worth approximately $3 million with more than $1.3 million in equity.
The third property almost didn't happen. It was a unit. The conventional wisdom passed around at every barbecue is that the value is in the land, that units don't grow. I had absorbed enough of that to hesitate. But the numbers didn't lie. Strong rental yield. Tight vacancy. The right suburb, the right street, the right asset. I bought it despite the noise. That unit has since delivered over 40% capital growth in under two years and a rental yield of over 7% on purchase.
Conviction over consensus. That isn't a marketing line. It's the lesson property actually taught me.
Whilst building the portfolio we still travelled. Still lived well. Still made decisions we could sustain. Extreme frugality was never the goal. Building real wealth while keeping the life intact was the goal. It still is.
THE TEN YEARS BEHIND THE METHOD
For most of the time I was building that portfolio, I was doing it alongside ten years with WA Police — resigning as a Detective Senior Constable to build Outlier Property full-time.
The job teaches you one thing above everything else: you don't get to trust how something feels. You test what people tell you against what the evidence actually shows, and you get comfortable with the fact that those two things are often different. A confident account falls apart under scrutiny. An awkward, hesitant one holds up. Certainty and correctness are not the same thing.
I see the same gap in property decisions. A desktop valuation gives a number and it becomes "the truth," regardless of what the comparable sales show. A seller's confidence gets mistaken for market value. A gut feeling about a suburb overrides the data. None of that is unusual. It's just untested.
Outlier Property runs on the same standard: the evidence has to hold up regardless of how anyone feels about it, including me.
WHY I STARTED OUTLIER PROPERTY
What I saw in the market bothered me.
Buyer's agents charging acquisition fees then placing clients into off-the-plan stock and collecting developer commissions on the back end. Volume businesses running the same templated strategy across hundreds of clients. Advice that sounded considered but was built around what was easy to sell, not what was right to buy.
The moment that made me act wasn't in the market. It was a conversation — a couple in their early twenties, first investment property bought as an owner-occupier, first home buyer incentives used, already planning the next move (rentvesting). I was still building my own portfolio at the time. I sat there thinking about what that kind of start, that early, would have meant for me. If I had known what they knew at that age, I would have built something much bigger, much sooner. Most people never get that start. Not because they can't. Because nobody shows them how.
That conversation stayed with me. There are a lot of people out there doing everything right — working hard, saving, trying to build something real — who never get access to the kind of advice that actually moves the needle. Not because they don't deserve it. Because the industry isn't built for them.
I built Outlier Property for the people that conversation reminded me of. One buyer's agent. A small number of clients. No kickbacks, no conflicts, no templated strategies. A flat fee, a clear recommendation and someone in your corner who has actually done it.
And I still am. Every recommendation I make gets tested against the same standard I use on my own money. Because I'm still the one using it.
