START YOUR PROPERTY BRIEFThe practical detail

No. Outlier Property is a buyer's agency and Aaron does not act as a property valuer. We review comparable sales and market evidence to give you price context and help you decide what to offer. A formal valuation must come from an appropriately qualified valuer or your lender.
Yes. Where the numbers and fundamentals support the strategy.
Few. Deliberately. Outlier Property is a one-person operation — the research, the negotiation and the advice come from the same person on every brief, start to settlement. That keeps the client load small, and the fit has to be right for both sides.
No. Off-market is a sourcing channel, not a quality badge. Advertised, pre-market and off-market properties are assessed against the same brief, evidence and price discipline.
No. The service was built around the constraints of emergency services but serious investors who value the same disciplined process are welcome.
Buyer’s agent fees in Australia typically range from $15,000 to $25,000. Outlier charges an agreed fee within that range, confirmed before you engage us.
The fee is paid in two stages: 50% on engagement and 50% when the property goes unconditional.
The cheapest quote is rarely the cheapest outcome. A lower fee can mean trade-offs somewhere: less experience, a high-volume sales model, or commissions from builders and developers that influence which properties are recommended.
One poor purchase or weak negotiation can cost far more than the difference in fees.
Outlier does not aim to be the cheapest. We focus on the quality of the advice, the discipline of the process and the result we secure.
If price is the only factor you are comparing, we are probably not the right fit.
Nothing gets recommended just to close out an engagement. If the evidence doesn't support a property, it doesn't get put in front of you. Even if the search runs longer than expected. Search-period, extension and termination terms are set out in the engagement agreement before you sign.
